Most buyers finance the property they are buying. Many "types" of loans (consult with your mortgage person) require the property you buy to meet a minimum guideline standard in order for them to finance. In addition, your home owners insurance company will require the property meet a minimum guideline standard as well in order to insure the home.
What does this mean as a Southern New Hampshire Home Owner?
As a home owner looking to sell your home in the towns of Milford, Hollis, Mason, Brookline, Rindge, Hooksett, Goffstown, Bedford, Manchester, Nashua, Hudson, Pelham, Windham, and possibly other Southern NH towns, you might want to eliminate any surprises the appraisor or home inspector look for -
1. If you have peeling or chipping paint inside or out then scrape and repaint
2. Any signs of mildew, discoloration you might want to get an expert to take a look to be sure the property doesn't have a mold issue
3. Ensure all windows and trim are painted and open/close freely
4. Any missing electrical plates, outlets, fixtures or "2 prong" outlets - get a professional LICENSED electrician to update & fix
5. Any cosmetics such as missing floor tiles, peeling linoleum, floors in disrepair (in general), floor board exposed, etc. - fix
6. Handrails are typically required if there are three or more steps
7. If the roof is at the end of its life expectancy this could be a problem. Most insurance companies and lenders require the roof to be in "useable life" which means at least 3 years of life left
8. Signs of insect damage - hire a pest inspector
9. Fix all missing screens on windows and repair any broken window glass
10. Fix all missing door knobs, drawer handles, and any missing hardware throughout the house
11. Any appliances that are built-in should all be working - any appliances not working should be replaced
12. Hot water heater
13. Peeling wall paper, cracks, dirty carpets - clean and repair
